1. Get Your Proof

2. Communication with the Landlord
Most disputes can be settled amicably. Send your landlord a formal letter (Aangetekende brief) stating that based on your calculations, the rent is too high and requesting a reduction.
3. The 6-Month Window
If you have a temporary contract, you can challenge the rent even after you've moved out (up to 6 months). For indefinite contracts, you have 6 months from the start of the lease to challenge the initial price.
4. The Huurcommissie
If your landlord refuses, you can file a case with the Huurcommissie (Rent Tribunal). They are an independent government body that makes binding decisions on rent prices.
5. Stay Consistent
Keep paying your current rent until a decision is made, but keep all records of your communication. Once the Huurcommissie rules in your favor, the landlord must refund the overpaid amount.
