The Woningwaarderingstelsel (WWS) is the official Dutch point system used to determine the maximum legal rent for a property. Points are awarded based on living area, energy efficiency, amenities (kitchen, bathroom), and the WOZ value. Properties with fewer than 187 points generally fall into the social or mid-segment, where rent is regulated.
We use advanced AI (OpenAI GPT-4o-mini) to extract data directly from your rental contract (PDF) or photos. The AI identifies 'kale huur' (base rent), square footage, and amenities. We then cross-reference this with official BAG and energy label data to calculate your WWS points accurately.
An independent property (self-contained) has its own entrance, kitchen, and bathroom. A non-independent property (room) typically shares facilities like the kitchen or bathroom with other residents. The WWS point system calculates points differently for these two types.
In some cases, yes. If you are on a temporary contract, you can often challenge the rent up to six months after the contract ends. For indefinite contracts, you can usually only reduce it moving forward, though new rules in 2025 have made it easier to challenge unfair rents. This report helps you determine if you have a case.
Yes. We do not store your documents permanently. Once the AI extraction is complete, the files are deleted or moved to secure, encrypted storage only accessible to you via your unique report link. We do not sell your data to third parties.
